Program Description

 Want to strengthen your ability to analyze personal financial statements and tax returns within a simple, logical and consistent framework?  Need to reduce voluminous amounts of personal financial information into a concise, relevant picture of cash flow or an assessment of an individual’s financial strength as guarantor of a business loan?

Is commercial real estate (CRE) a big portion of your bank’s portfolio?  Or, do many of your customers own income-producing properties – even if your bank did not make the loan(s)?  You still need to be able to properly develop a CRE cash flow and make reasonable estimates of value by understanding the role of capitalization (“cap”) rates.

Day 1 – Personal Financial Statements and Tax Returns

  • Tax Return Calculations

Day 2 – CRE Cash Flow and Cap Rates 

  • Introduction to CRE Cash Flow
  • CRE Cash Flow Calculations and Ratios
  • Other CRE Lending and Monitoring Issues

Meet the Facilitator

Richard Hamm

Richard has been training bankers for 28 years, designing and delivering courses specializing in commercial lending and credit, including portfolio and risk management, commercial real estate (CRE) and appraisals, plus selling and negotiating skills, and director training. During his banking career, he was active within RMA’s chapter structure and served on several committees at the national level.

Richard is a facilitator for the Barret School of Banking and the Graduate School of Banking at Wisconsin. He has published 20 articles in the RMA Journal.
